Outlets work, lights turn on, everything looks normal — that's exactly why the panel and the wiring deserve a careful look. Here's what I check and why a panel's brand name can matter more than its age.

Ever had a deal get shaky over an electrical finding nobody explained well? Federal Pacific panels and aluminum wiring show up in East Texas homes all the time, and neither is the automatic dealbreaker buyers fear. This article explains both calmly — keep it handy for your next 1960s–70s listing.

Electrical is the system that hides best. A leaky pipe leaves a stain. A tired AC makes noise. But an electrical problem can sit quietly behind a wall for years looking completely normal — which is why this part of my inspection is less about "do the lights turn on" and more about what the panel and the visible wiring are telling me.

Every home tells its story through its electrical system. An updated panel says one thing. An original panel in a 1970s house says another. Neither is automatically a problem — but both deserve an honest look, and you deserve a plain-English explanation of whatever I find.

So... What Am I Actually Looking For?

  • The panel's brand, age, and condition — including a few brands with known problems
  • Double-tapped breakers (two wires where only one belongs)
  • Aluminum branch wiring, common in homes from the '60s and '70s
  • GFCI protection in kitchens, bathrooms, garages, and outside
  • AFCI protection where the applicable code calls for it
  • Open grounds or reverse polarity at the outlets I can test
  • Wiring condition in attics, garages, and crawlspaces
  • Panel labeling and working clearance
  • Signs of DIY wiring or work done without a permit
  • Smoke and carbon monoxide detectors

About those panel brands: A couple of panel brands from decades past — Federal Pacific "Stab-Lok" and some Zinsco panels — have a documented history of breakers that don't trip when they should. Finding one doesn't mean the house is about to catch fire, but it's well known in both the inspection world and the insurance world, and if I see one, you'll hear about it from me clearly and calmly.
