Small Commercial Property Inspection
Buying or leasing a small commercial building is a different animal from buying a house, and the biggest difference is that there is no standard form telling either of us what an inspection covers. In Texas, TREC's Standards of Practice govern residential inspections — they do not apply to commercial property. So on commercial work, the scope is whatever you and I agree to in writing before I start, and I would rather over-explain that up front than have you assume coverage you did not buy.
Do you inspect commercial buildings in East Texas?
Yes — small commercial. Retail suites, small offices, salons and restaurants, light industrial and warehouse space, churches and small institutional buildings, and small mixed-use property around Tyler and East Texas. The important thing to understand is that commercial inspections in Texas are not governed by TREC's residential Standards of Practice, so there is no standard scope. We agree in writing what I will and will not evaluate before I start. And if the building is bigger or more complex than I should be taking on, I will say so and point you toward a commercial-specialist firm — that is a better outcome for you than a report that quietly leaves things out.

- Structure and foundation, including the slab movement patterns common in East Texas clay

- Plumbing supply, drainage, and water heating as visible and accessible
- Parking, walkways, and site drainage
- Interior finishes and evidence of past water intrusion
- A written scope agreement, so nothing is ambiguous afterward
