What does "moisture intrusion" mean in an inspection report?
Moisture intrusion means water is getting somewhere it isn't supposed to be — through a roof, around a window, into a wall, under a slab, or up from the ground into a crawl space. It gets written up whether or not there's visible damage yet, because water is upstream of most expensive repairs: rot, mold, foundation movement, and the damp conditions that attract wood-destroying insects. Identifying the source matters far more than drying the stain.

What it actually is
It's a category, not a single defect. The phrase covers everything from an active drip to a stain that suggests something happened once and may happen again.
Why it matters in East Texas
Our humidity means a damp space here doesn't dry out the way it might somewhere arid. A crawl space that stays wet stays wet, and that's how you get rot and termite pressure in the same square footage.
What I do when I find one
I look for staining, soft materials, efflorescence, and the conditions that would produce them, and I try to trace back to a source rather than just noting the symptom. Where I can't determine the source from a visual inspection, I say that plainly.
What it means for you
Treat a moisture note as a question that needs answering before closing, not a stain that needs painting. The cost difference between finding the source now and finding it in three years is usually substantial.
