Sewer Scope

What is a sewer scope, and do I need one?
A sewer scope is a camera run down the main sewer line to look for breaks, bellies, root intrusion, and blockages. It is not part of a standard TREC home inspection — it's a separate service, normally performed by a plumber with the right equipment. It's worth strong consideration on any older home, on a lot with mature trees, or anywhere the drain lines are cast iron, because a sewer line repair is one of the few findings that regularly runs into five figures.

What it actually is
A camera on a flexible cable, pushed through the sewer line from a cleanout, showing you the inside of a pipe nobody has looked at since it was buried.
Why it matters in East Texas
The combination that makes me bring this up is an older East Texas home with big established trees. Roots find sewer lines. They're very good at it.
What I do when I find one
I don't perform sewer scopes, and I won't pretend otherwise — I'd rather tell you plainly that this is outside what I do and outside the TREC standards than leave you thinking it was covered. What I will do is tell you when I think the conditions warrant one, so you can get a plumber out during your option period.
What it means for you
If I flag this on your report, take it seriously and move quickly — option periods are short, and this is exactly the kind of finding that changes what a house is worth to you.
