What is a repair re-inspection, and do I need one?
A repair re-inspection is a return visit after the seller completes the repairs agreed to in your contract, to verify the work was actually done and done correctly. It matters because nobody otherwise checks — buyers typically accept a receipt or a verbal confirmation at closing. Here's the gap I see in almost every transaction. The inspection finds items. The seller agrees to repair them. Somebody hands over a receipt. And then everyone closes on the assumption that the work got done — correctly, completely, by someone who knew what they were doing.
