Privacy Policy

The short version

I'm a one-person home inspection business in Tyler, Texas. I collect the information you hand me — your name, how to reach you, and the property you want looked at — because I need it to do the job. I don't sell it, I don't rent it, and I don't share it with anyone except the services listed below that make this website work.

What I collect, and why

  • What you type into a form. Name, phone, email, property address, the service you want, your preferred date, and anything you write in the notes. I need this to give you a price and show up at the right house.
  • What you tell me on the phone or by text. Same reason.
  • Basic technical information that any website receives — your IP address, browser, and which pages you looked at.

I don't ask for and don't want your Social Security number, your bank details, or your date of birth. If a form on this site ever asks you for those, something is wrong — close it and call me at (903) 808-3898.

Contact form
When you send a message through my contact form, Web3Forms receives it and delivers it to my inbox. They handle the message in transit; I keep the email. Their privacy policy →
Google Maps
Map on the contact page
The embedded map is served by Google. Loading it lets Google see your IP address and may set cookies, the same as if you'd opened Google Maps yourself. Their privacy policy →
Google Fonts
Typefaces used site-wide
The fonts are delivered from Google's servers, which means Google sees your IP address when a page loads. Their privacy policy →
Google Analytics
Visitor statistics
I use Google Analytics to see which pages people actually read and how they found the site. It sets cookies and records things like pages viewed, approximate location, and device type. I've turned off advertising features and enabled IP anonymization, so I'm not building advertising profiles and neither is anyone through me. Their privacy policy →

That's the complete list. There are no advertising trackers, no retargeting pixels, and no data brokers involved in this site.

What I never do

  • Sell or rent your information to anyone, for any amount
  • Add you to a mailing list you didn't ask for
  • Share your inspection report with anyone but you, unless you tell me to in writing
  • Publish your name, address, or photos of your home without your permission

That last one matters more than people realize. The two sample reports published on this site had every client name, agent name, street address, city, inspection date, and identifying photo permanently removed before publication — deleted from the file, not just covered over.

Your inspection report

Your report belongs to you. I keep a copy because Texas requires inspectors to retain records, and because clients call me about reports years later and I'd rather be able to help. I don't hand it to a seller, an agent, a lender, or a future buyer of the same house unless you ask me to.

How long I keep things

Inspection records are retained as required under Texas Real Estate Commission rules. Contact form messages live in my email until I clean it out. Website analytics data is retained according to the default period for the tool in use.

Cookies

This site doesn't set cookies of its own. The third-party services above may set their own — the Google Maps embed and, if it's running, Google Analytics. Your browser settings control cookies, and blocking them won't break anything here except possibly the map.

Do Not Track

If your browser sends a Do Not Track signal, this site honors it and skips analytics entirely.

Children

This site is for people buying, selling, and maintaining homes. It isn't directed at children, and I don't knowingly collect information from anyone under 13.

Want your information removed?

Just ask. Email jeff@cardinalhi.org or call or text (903) 808-3898 and tell me what you want deleted. I'll do it, except where I'm legally required to retain inspection records — and I'll tell you plainly if that's the case rather than quietly ignoring the request.

Changes to this policy

If I change how any of this works, I'll update this page and change the date at the top. I'm not going to bury a change in a wall of text.
