Market Ready Inspection

The worst time to learn about a problem with your home is after the buyer's inspector finds it — I've watched too many deals wobble that way. A Market Ready Inspection (you may have heard it called a pre-listing or seller's inspection) puts you back in control: fix things on your own timeline, price repairs into your listing, and disclose with confidence instead of crossing your fingers.

What is a Market Ready (pre-listing) inspection?

It's the same full inspection a buyer would order — except you get it first. I go through your house before it lists, and you find out what a buyer's inspector is going to find. Then you fix it on your schedule, price it into your listing, or disclose it up front. I've watched too many deals wobble in week three over something the seller could have handled in week one for half the money.

What This Inspection Covers

  • Full standard home inspection scope
  • Roof and exterior condition
  • Major systems: electrical, plumbing, HVAC
  • Items most likely to appear on a buyer's repair request
  • Safety items that commonly derail closings

Who it's for

If you're getting ready to list — or you've got an older home and you'd rather not be surprised in week three — this is for you. Most people book two to four weeks before listing, which is enough runway to actually fix what turns up.

Here's what happens after you agree to the buyer's repair list: somebody has to verify the work actually got done, and it's usually nobody. That's a problem for you too — an unverified repair is a phone call you get after closing. I come back out, check each item, photograph it, and send a same-day report both sides can rely on. Three tiers starting at $100 — see how it works →
