Roof Decking Delamination

What is roof decking delamination?
Roof decking is the plywood or OSB sheathing that sits under the shingles. Delamination is when its layers separate — generally from repeated moisture — leaving the decking soft and spongy rather than solid. From the ground the roof can look completely fine. From inside the attic, the staining, sagging between rafters, and visible separation tell the real story. Delaminated decking has to be replaced when the roof is redone, which meaningfully changes the cost of that job.

What it actually is
Sheet goods are layers glued together. Get them wet enough times and the glue gives up, and what was a structural panel becomes something closer to cardboard.
Why it matters in East Texas
I find this most often in attics where ventilation has been poor for years, or under an old leak somebody patched from the top without ever looking underneath. The patch stops the drip; it doesn't undo what already happened to the wood.
What I do when I find one
This is an attic finding, so it's part of why I go up there rather than only walking the roof. I look at the decking from below across the whole attic, note staining, sagging, and separation, and photograph it.
What it means for you
If you're negotiating on a roof, this matters to the number. A roof replacement quote assumes sound decking underneath — delamination is a change order waiting to happen.
