What is a vapor barrier in a crawl space?
A vapor barrier is a plastic sheet laid across the soil in a crawl space to stop ground moisture from evaporating up into the structure above. In humid East Texas, a crawl space without one tends to stay damp year-round, and persistent damp invites rot, mold growth, and wood-destroying insects into the framing. It's a relatively inexpensive improvement with a genuine effect on the wood above it.

What it actually is
A physical barrier between wet dirt and the wooden structure of your house. Simple, cheap, and frequently either missing or installed badly.
Why it matters in East Texas
In a pier-and-beam home here, this is one of the first things I look for. Between our humidity and our rainfall, an uncovered crawl space is a moisture source running twenty-four hours a day directly beneath the floor framing.
What I do when I find one
Where the crawl space is accessible, I note whether a barrier is present, whether it actually covers the soil or has been pushed aside, and what condition the wood above it is in. Torn, bunched, or partial coverage gets written up the same as missing.
What it means for you
If you're buying pier and beam and there's no vapor barrier, this is a high-value, low-cost improvement to make early rather than eventually.
